When I met Bryan Berry, I was "surfing" the net for lakes and lake homes in northern Texas. I knew I wanted to be in the Dallas/Fort Worth area because of our "home" location in Norman, Oklahoma. This was to be our "second" home...a home away from home. I came across Bryan's website and he contacted me shortly thereafter. We began a "buyer-agent/friend" relationship almost immediately. We met Bryan after a Texas/Oklahoma football weekend. Bryan was very knowledgeable about the entire Dallas/Fort Worth area. He spent hours sending my husband and I "listings" of possible homes/lake houses that we might be interested in to buy. It was like a surprise each time I opened my e-mail.

Several weekends, we traveled to Colleyville, and Bryan took us to many homes. Homes that I had chosen via the e-mail contacts.

To make a long story short (as we spent over a year finding the "special" house), Bryan was there for us. Sometimes I felt like giving up, sometimes I had "second" thoughts, but Bryan's advice was always very helpful. He was very persistent in the idea that we would find the "right" house. To all those that might be considering 1st Home Realty services,

We moved from California to Dallas and found it difficult to know exactly where to buy. We had a very specific search criteria due to school district preferences. We were impressed that Bryan did not drive us to other areas showing us properties that he wanted to sell. He stuck to exactly what we were looking for and worked hard at finding available properties. Due to our specific search areas, we only found a few homes that we liked. After driving around we found a for-sale-by-owner property. Bryan didn't hesitate to assist us in negotiating with the sellers. He ran reports for us showing that the house was a good value and he ensured that we got a fair deal . The experience of working directly with the sellers was a refreshing change from how we have purchased homes before. After this experience, we wouldn't want to buy a home any other way. The only issue we had with FSBO is that the sellers are usually just trying to avoid paying any commissions but aren't always that knowledgeable about the details of selling a home. Because of this I insisted on having Bryan represent us (even though this meant that I had to pay his commission). As it turned out it was well worth the investment. There are too many details that can be overlooked that it is just not worth the risk. I liked the fact that Bryan was involved when he needed to be and allowed us (the buyers and sellers) to communicate directly when needed. Being able to work directly with the sellers gave us a completely different perspective on the home that we were buying than we would have ever gotten working through realtors. I've never worked with a broker before that had a background in building like Bryan does. I knew that I was working with someone who really cared about the quality of our home when he actually went up into the attic with me to look around. That's unheard of in the real estate business! Bryan was a self-proclaimed "down-to-earth good ole boy". This turned out to be exactly what we were looking for; a no-frills broker who could roll up their sleeves and help us find a home that we would raise our family in. That is exactly what happened. I couldn't recommend any broker more than Bryan Berry and 1st Home Realty. Thank you Bryan for your tireless effort that touched the lives of our family!

Bryan,

Much to the chagrin of our family and many of our friends, we decided to "upsize" at retirement.  Our 2200 square foot house had served us well when we were busy, working professionals; but now...we wanted room to spread out some and for Dan to have an area to set up his golf shop, puttering with clubs, etc.  Voila! We contacted Bryan who had handled our real estate transactions, selling and buying, when we bought our house 13 years ago.  We were interested in the Colleyville market which was quite close to our present home, but it was a tough market to find property that suited our needs.  Bryan, nonetheless, never faltered. We looked and looked, and looked some more.  Finally, the right house appeared! There was one troubling factor, however.  The house appeared to have an inferior slate roof.  After doing some investigation, we found that our fears were confirmed.  The roof, though extremely costly, was faulty.  Not thinking that the sellers would consider replacing the expensive roof, Dan and I more or less gave up on the house.  Bryan, being the second-to-none buyer's agent/broker that he is, did not give up.  In a few days, he contacted us with the good news that the sellers were ready to replace the roof at their cost.  (He is one tough negotiator without being offensive or threatening.) As a result, we had landed a beautiful home in excellent condition in the tony Colleyville area and at a very good price.
 
Unlike many agents, Bryan stays in constant communication and is always available to answer any questions that one might have.  He truly lives and breathes real estate, and his vast experience gives the buyer the best "bang for the buck" in the metroplex or any area, for that matter.
   
For the seller, Bryan thoroughly views, researches, and evaluates your property.  His goal is to sell your property as quickly as possible at the best possible price, and this was exactly the case with us.  He is a tough negotiator and recognizes when a prospective buyer is making unrealistic demands or when the seller needs to make certain repairs or cosmetic changes.  All the while, he is ethical and upholds real estate standards and state laws.  We sold our 20 year old house exactly for our asking price because he knew how to price it and market it.  Then he was firm.  In fact, we received multiple contracts.  (And, I thought that only happened on HGTV!)  In addition, we received all of this superior service from Bryan at a $5000 savings in real estate commissions.

Dear Bryan,

Well we mad a good choice. You once again did your homework and evaluated our neighborhood in Southlake and compared it with similar neighborhoods around us. You took us through your sales strategy and we worked together to establish an initial sales price. We also put an overall strategy in place which included some maneuvering room and contingencies in case our house did not sell quickly.

The good news is we didn’t need the contingencies. Our house sold quickly for full price with a very clean offer. Or course our house and its condition had a lot to do with the quick sale but you helped us price it right and put together a complete plan in case we hadn’t been so fortunate. As you recall, we had a couple of issues come up during the contract period which you immediately helped us resolve so we could stay on track with the sale.
