Word from the seller:
What first attracted me to this neighborhood is how close it is to the greenbelt around Lake Grapevine while, at the same time, so close to DFW airport and Southlake Center. The lake is just around the corner, and in this section, the trails are only accessible by foot or on horseback, so one usually has the place all to oneself. I rarely see another person when walking along the lake, so it really is like being way out in the country while at the same time so very close to the city. I work from my home, so an office-in-home was essential to me. I also have an extensive library, so when I saw this house - quiet, surrounded by nature, easily accommodating my office needs, I thought it was terrific. I have very much enjoyed living here. I put in a small pond so as to have a water source for wildlife right out my office window, and it has been nonstop entertainment ever since. We've counted over 50 varieties of birds in the yard, as well as many other kinds of wildlife, and the sounds of the night are just wonderful if you love nature.
The house itself is spacious, on two levels with 4 bedrooms, 3 1/2 baths, 3-stall garage, and lots of garage and attic storage. It is a custom home with many extras, such as imported Italian tile, a very well-lit and open main living area, lots of wall and ceiling trim, new paint and carpeting through most of the house, intercom, security system, instant hot water dispenser, dual convection ovens, reverse osmosis units, and much more. It has a back patio and upper balcony, a large wrought iron fenced yard, and a sprinkler system giving full coverage of the acre lot. I have been gradually converting towards a xeriscape gardening plan, which is a work in progress but already saves a considerable amount on the water bills.
The neighborhood is very quiet and private, with virtually no drive-through traffic and very sensible deed restrictions. The neighbors are friendly and share a love for the natural setting we share. Periodic neighborhood gatherings are standard practice - with potlucks and picnics at least two or three times a year. My daughter attends Northwest ISD and very much enjoys it. She is a good student, loves her teachers, and is very involved in extracurricular activities and area sports leagues.
I would say this home is an outstanding value in its size and price range, relative to others in the immediate area. And because it offers all the convenience of the city in a country-like setting, it really is the best of both worlds - something not so easy to find in its price range in the Metroplex.
